Valuation service process

To order a valuation service, please contact us:

If possible, send us:

  • the address and type of the property being valued
  • the purpose of the valuation
  • information about the condition of the property being valued and any redevelopments made

Once you have provided the necessary information about the property to be valued, we will send you an offer (the cost of the valuation service and possible inspection times).

If the offer is suitable, we will send you an invoice. Payment of the invoice confirms the order. The invoice must be paid before the inspection. We will then begin with the valuation process.

The inspection lasts about 10-20 minutes for apartments and up to 30 minutes for residential buildings.

What does the appraiser do during a property inspection?

  • reviews the general condition (finishes and wear)
  • takes photos of all rooms and parts of the property being appraised

What does the appraiser not do during a property inspection?

  • does not perform a construction expertise or technical inspection
  • does not assess the cleanliness of the premises
  • does not assess the interior design

Conducting the valuation includes reviewing registry data and documentation, collecting necessary data, and conducting a market analysis.

Expert valuation, expert opinion or consultation?

Expert valuation

An expert valuation is a comprehensive valuation report prepared in accordance with the EVS 875 standard series. It contains detailed analysis, collected data and reasoning on the basis of which a specific market value is reached. An expert appraisal is used primarily in official and legally or financially significant situations, such as loan collateral valuation, litigation and financial reporting.

Expert opinion

An expert opinion is a more flexible form of valuation, the content, scope and presentation of which are agreed upon with the client in advance. The document does not have a fixed structure. An expert opinion is usually shorter and less comprehensive than an expert appraisal. It is used in situations where a formal valuation report is not required, but a quick and practical valuation document is suitable. An expert opinion is not a form of valuation report accepted by banks.

Consultation

A consultation is the most flexible and simple form of service, which can be either oral or written. Its purpose is to provide quick and practical advice on the value of a property or the market situation. The result of a consultation is not a formal valuation report, but rather a guide estimate or price range. It is used primarily when a quick reference point is needed, for example when determining the selling price or making a preliminary decision. The consultation document is not a form of valuation report accepted by banks.

Professional consultation

A consultation is suitable in cases where an expert valuation is not necessary, but you would like to receive a professional valuation from a specialist on issues related to the value of the property or the transaction, and to make informed and well-founded real estate decisions.

A consultation can be helpful, for example, if:

  • you want to valuate the market value of a property before buying or selling
  • you want to valuate the investment potential of the property
  • you are considering renovating or developing the property
  • you want to get an overview of the market situation and price level in the area
  • you want to valuate whether the rental price is in line with the market level
  • you need professional advice on issues related to the division of inheritance or joint property

Quick valuation

Need a quick valuation?

Quick valuation is a priority service for clients who need a valuation report or preliminary valuation in a shorter time than usual. The service is intended for urgent situations, where a quick solution is needed to make a transaction or decision.

In the case of the quick valuation service, we take the order into work with priority and carry out the valuation in an accelerated manner. Quick valuation is more expensive than the standard service due to the time-critical nature, and the cost of the service is agreed according to the volume of work and deadline.

The offer is valid for standard conditions, i.e. for more complex objects or objects with incomplete documentation, the deadline may be extended.

* All prices include VAT.
* The service price includes a land register extract fee of 6 euros per property.
* In the case of an urgent order (outside the usual work schedule), an extra fee from 50% is added to the service fee.
* The order is confirmed and the inspection is carried out after payment of the invoice.
* In the case of a property with incomplete documentation, 10–20% may be added to the appraisal service fee, depending on the volume of additional analysis required.
* If the order is canceled after the inspection of the property, it is possible to request a refund of 50% of the appraisal service cost, if the appraiser has not started preparing the valuation report.
