Access to all parts of the property being valuated must be ensured during the inspection. For example, in the case of residential premises, this means access to all rooms and, if available, storage areas, parking spaces and other areas of the property.

The appraiser does not valuate the cleanliness of the rooms, but rather records the general condition and characteristics of the property. Therefore, it is not necessary to carry out a thorough cleaning before the appraiser’s visit.

The inspection takes approximately 10-20 minutes for apartments and up to 30 minutes for residential buildings. The exact duration of the inspection depends on the size and characteristics of the property.

The deadline for completing an expert valuation is agreed upon with the appraiser. The preparation time depends on the type and complexity of the object being appraised, the appraiser’s workload, and market activity.

The completed expert assessment is sent to the customer by e-mail in PDF and DigiDoc format.

An expert appraisal does not have a fixed validity period under the law. In practice, its usability depends on the purpose for which the appraisal was prepared. For example, banks generally accept expert valuations that have been prepared within the last 6 months, but the specific requirements may vary from bank to bank. In the event of significant changes in the real estate market, it may be necessary to update the expert valuation earlier.

The owner of the property does not necessarily have to be present at the inspection. It is important that the appraiser has access to the property being appraised. The owner may also be represented at the inspection by an authorized person, such as a family member, tenant or broker.

In most cases, the client does not need to submit documents to the appraiser, as the necessary data is available from public registers. In some cases, the appraiser may still request additional information or documents, such as a building project, occupancy permit, floor plan, lease agreements or other materials related to the property. The appraiser will inform you of the need for additional documents during the valuation process. In the case of a property with incomplete documentation, an additional 10–20% may be added to the valuation service fee, depending on the extent of additional analysis required.

The market value of real estate is influenced by several factors, including the location of the property, the state of the real estate market in the area, and in the case of apartments and residential buildings, their size, condition, age, type of technical systems, layout and construction quality. When valuating the value, the appraiser analyzes transactions with comparable properties and takes into account the specific characteristics of the property being valuated. Market value reflects the price at which the property could be sold under normal market conditions as of the valuation date.
